Houston Street building sold as southern area of downtown gets active

A suddenly hot area of real estate in downtown Fort Worth has seen another building change hands.

A vacant 7,131-square-foot, three-story building at 907 Houston St. has sold to a company affiliated with The Federalist Society, a conservative legal group.

The just-sold structure is nestled between the Hogan Building and the Peters Bros. Hats, a retail store established in 1917. The building at 907 Houston St. was built in 1905.

Now that area has gained interest with the $700 million expansion of the Fort Worth Convention Center and Texas A&M University’s $1.5 billion investment nearby.

“The buyers indicated the location close to Texas A&M and the law school was very important,” said Shane Benner, first vice president at Bradford, who along with Courtney Stanford, senior vice president, represented the seller, 907 Houston Street LLC. The owner is listed as Westport Capital and the building was valued at $1.5 million, according to the Tarrant Appraisal District.

The building had a $1.8 million asking price.

“The buyer placed the first offer. We got just shy of the asking price with minimal negotiation,” said Benner.

The building underwent a significant renovation in 2017, with a new roof going on in 2024.

“The building was in great shape,” said Benner. “The biggest challenge is it came with zero parking, but the buyers were able to work that out for themselves.”

The building features three floors of office space, a full basement and an elevator with

a rooftop level as an added amenity, including build-out potential, said Stanford.

“If the owners decided to activate the rooftop area, there are great views of downtown Fort Worth,” she said.

Recent sales in the area include the Farm & Home Savings building which was purchased as a location for the Fort Worth outpost of Al Biernat’s, a renowned Dallas steakhouse.

Not far away, Jun Crown Properties, an affiliate of Kent & Co. Property, is expected to receive approval from the city to purchase four properties — including seven-story and four-story buildings — for $4.3 million, including the Lone Star Gas building at 908 Monroe St.
