After nearly 10 months, Black Wall Street Square is nearing the completion of its first phase, which will include 13 out of a total of 25 townhomes. The $8.4 million north Tulsa project is located on the northeast corner of Martin Luther King Jr. Boulevard and East Reading Street.
Residents have been waiting five years for the development since the initial request for proposal went out in 2021. McGee Enterprises then partnered with Green Country Habitat for Humanity, Boomtown Development and Twenty20 Management to break ground on the project in 2025.
“People are going to get a real good sense here very shortly of how the buildings ultimately will be colored and how they’ll be viewed from the street level,” Cameron Walker, president of Green Country Habitat for Humanity, told The Eagle.
All that’s left in the first phase is installing electrical and HVAC systems, which will then be followed by insulating walls, applying sheetrock and completing brick installation. It’s expected to be completed by mid-January, but residents can begin applying for homes now.
Future residents can visit the Green Country Habitat For Humanity website and sign up for a free 30-minute informational session.
Potential candidates who are in need of resolving debt or have credit issues will be provided with counselors to work with families one-on-one.
“Some people may come to us and be perfect candidates right out of the gate. Oftentimes, there’s some work to do and some things that need to be cleaned up. So it may take a number of months,” Walker said.
Eight out of the 25 townhomes will be market-rate units developed and sold by McGee Enterprises. Those eight will feature two-car garages, three bedrooms and two-and-a-half bathrooms. Four of the market rate units will be finished in the first phase.
The other 17 will be slightly smaller with three bedrooms, two-and-a-half bathrooms and a single-car garage. People buying the smaller units will receive some form of down payment assistance to keep pricing affordable.
Folks buying the slightly smaller units will also be eligible to work with Green Country’s network of local banking partners to get reduced mortgage interest rates.
They will be open for purchase contracts sometime in November.
Families can begin to move into the new homes midway through January. That’s also when the second phase of construction will begin, which is expected to take up to a year.
District 1 Councilor Vanessa Hall-Harper previously told The Eagle the purpose of Black Wall Street Square was to provide housing for north Tulsans of all income levels.
